How long before the plot registers on my name?

What costs are not included in the purchase price?

The only additional costs are bond registration costs (only applicably if you are using bank financing).

What are the rates, taxes and levies?

The rates and taxes for the 2022- 2023 financial year are R40/R100 000/month for residential dwellings and R79/R100 000/month for vacant land. Levies are anticipated to be between R1 500 to R2 000 per month.

Can I use my own architect and are there specific architectural and landscaping guidelines?

You have the freedom to appoint your own NHBRC registered builder and architect who need to comply with the Architectural Design Manual, Landscaping Guidelines and Builders Code of Conduct adopted by the HOA.

How long do I have to start construction, and once I started, how long do I have to finish?

Construction must start within 3 years from registration and must be completed within 14 months from commencement.

Do we need to submit a landscaping plan? And is garden services part of the levy?

A landscape plan in accordance with the guidelines needs to be submitted. Maintenance of private gardens is the homeowners’ responsibility and is not part of the levy.

What security will be in place?
